31, 2002, the following information is believed to be true and accurate,
but we suggest you also visit the California Department of Real Estate
(D.R.E.) at

regarding real estate licensing.
Completion
of the GRI program will satisfy the continuing education requirements
for all salesperson and broker license renewals. All real estate licenses
are issued for a period of four years (including the conditional license
as long as the conditions are met and lifted within 18 months) and are
renewable without an examination if the appropriate fees and evidence
of completion of the required continuing education is submitted on time:
A salesperson license
is required for all individuals who are to be employed as a salesperson
under the control and supervision of a licensed broker. Sales licenses
are granted for a period of four years. However, an 18 month "conditional"
license is issued if an individual does not submit evidence of 3 college
level courses prior to license issuance.
An individual with a conditional salesperson
license must submit evidence of completion of two of the required college-level
courses within 18 months of the issuance to satisfy the condition placed
on their license. Individuals must complete D.R.E. Form 221, and submit copies of college transcripts or certificates of completion
with the renewal form.
Completion of the GRI program and
taking an additional 200 question examination will provide satisfactory
college equivalency credit to lift the 18 month condition
placed on the license. The GRI program is considered an equivalent
course of study for 3 units of Real Estate Practice and 3 units
of Legal Aspects of Real Estate. The courses are presented by PRI
and offered by the California Association of REALTORS® (C.A.R.)
as a private vocational school approved by D.R.E. for CAR members.
This means that you have to be a member of C.A.R., and pass an additional
exam to obtain credit for college-level courses.
Once the individual has satisfied the
two course requirement, D.R.E. will lift the condition (release of the
status) and issue a license for the remainder of the original four year
term.
Salespersons renewing for the first time
must complete 12 hours of the Mandatory Courses which include 3 hours
each of Agency, Ethics, Trust Funds, and Fair Housing.
The GRI series includes 12 hours
of continuing education for the Mandatory Courses: 3 hours each
of Agency, Ethics, Trust Funds, and Fair Housing that can be used
for the first four year license renewal.
The first renewal requires the individual
to submit the Salesperson Renewal Application, D.R.E. Form 209A
For all subsequent license renewals, salespersons
must complete a total of 45 clock-hours of approved offerings, the same
as for brokers indicated below.
Completion of the GRI program will
satisfy the requirements for all sales person license renewals.
The GRI course consists of 64 hours of D.R.E. approved Consumer
Protection courses, 16 hours of Consumer Service courses and 12
hours of D.R.E Mandatory Courses: 3 hours each of Agency, Ethics,
Trust Funds, and Fair Housing. The total GRI course consists
of 92 hours of D.R.E. approved Continuing Education courses.
All renewal applications must satisfactorily
complete a total of 45 clock-hours of approved offerings within the
four-year period immediately preceding license renewal.
The 45 clock hours must include at least
18 hours of Consumer Protection hours .
For the first Broker License renewal,
the remaining 27 clock hours must include the Mandatory Courses of 3
hours each of Agency, Ethics, Trust Funds, and Fair Housing totaling
12 hours. For all other subsequent Broker License renewals
the 6 hour Survey Course may be substituted for the mandated courses.
The remaining hours can be either Consumer
Protection or Consumer Service.
Completion of the GRI program will
satisfy the above requirements of the broker license requirements.
The GRI course consists of 64 hours of D.R.E. approved Consumer
Protection courses. The GRI course also includes 16 hours
of Consumer Service courses and 12 hours of D.R.E Mandatory Courses:
3 hours each of Agency, Ethics, Trust Funds, and Fair Housing.
The GRI course consists of 92 hours of D.R.E. approved Continuing
Education courses.
To renew the license, the broker must
fill in the Broker Renewal Application, D.R.E. Form RE 208.
If a broker's license expires, all licensed
activities of the broker must cease and the broker's salespersons, if
any, are immediately placed in a non-working status.
